Home Inspections - A Cheap Form Of Insurance

You are buying your first resale home. It looks great with a fresh coat of paint on it -- so why bother getting a home inspection?

I'd like to tell you why...because a home inspection is cheap insurance.

Think about it ...Where else can you get the value you get from a $300 -$400 home inspection?

Have you ever actually thought about all of the hidden things that could be wrong with a reasle home-- things that an untrained eye can easily miss?

You would be surprised how many times a few hundred dollar investment has saved a first time buyer from getting stuck with a house that was a potential nightmare of an investment.

I'd like to tell you about amy son for example. A few years ago he bought his first home. It was a nice little a handyman special. The bank owned it as a foreclosure. The price was just right for a first time home.

The bank made him sign a little piece of paper saying that the house was being bought "as is" and that there was no warranty on anything. That should have been a redflag for him to give his old pop a call.

But wanting to do everything on his own...he made a common mistake that many first home-buyers make. Thats right -- he bought it without having it inspected by a certified home inspector.

First he noticed the little quirks about the house... like how the doors and windows didn't close properly.

Then there were the drafts in the winter that could not be sealed.

Finally there was the old "marble on the counter top test". You would not believe how fast it rolled down to the other end and under the fridge.

It turns out that the builder would not have won any ethics awards. Instead of dumping all of the construction garbage...he merely buried it of all places...under the front right corner of the house. As you can imagine, fter a few years the garbage began to decompose & the house began to settle.

And settle it did. Believe it or not... upon closer examination I found that I could stick my entire head under the foundation at one place.

Unfortunately for him it was a very expensive lesson. A lesson that cost him over $32,000 of lost appreciation when it came time to for him to sell. For you see, this house had some major structural problems. Problems-- that could only be fixed by driving (4) concrete filled posts into the ground 80 ft deep and jacking up the entire house.

The estimates came in at about ten grand-- Not including all of the repairs that would be needed to the sheetrock & newly laid hardwood floors when the house was leveled.

Now here is the Worst part of it all... the law states that you would have to disclose such repairs to any new home buyers. Now think about it...even after the problem was fixed-- would you buy this home?

My son decided to not spend the money & repair it . He wound up selling the house for the same price he paid for it 7 years prior. It cost him $32,000 or more in equity tand appreciation.

The sad part is that all of this could have been avoided...If he only would have asked for a little help. A home inspection would have turned up all of these concerns BEFORE he signed on the dotted line. How many of you would have gladly invested 300 bucks to avoid losing $32,000.00 ?

I can assure you he will NEVER make that same mistake again.

What Are The Main Fears of First-Time Buyers?

There are a lot of different concerns facing a first-time buyer. A survey released by the National Association of Realtors® found that Americans overwhelmingly believe that high monthly payments are the greatest obstacle to buying a home. Homebuyers fear high monthly payments more than high down-payments by a margin of 2-1.

The fourth annual National Housing Opportunity Pulse survey says that one out of three Americans worries about their monthly mortgage payments. The survey also lists the leading concerns associated with owning a home. Rising property taxes tops the list at 34% followed closely by increasing electrical, fuel and other energy costs at 28%, while 14% worry about rising interest rates.

What many first-time buyers do to answer some of these concerns is that they will consult with friends who own a home, neighbors or the newspaper. The problem with consulting with friends or family members is that the situation of the friends and neighbors is different than their own. The amount of the down payment, the credit scores, loan-to-value ratio, income, etc. is going to be different. So the loan products they qualify may very well be different than what their friends and neighbors’ qualified for so their eventual mortgage will definitely not be the same.

There are a few steps a first-time buyer should do to begin eliminating some of these fears:

1) First and foremost is to have a budget. Get your expenses down in writing and find out how much mortgage you can afford to pay. Find out how much money you will be willing to put down for a down payment. Also plan to have money left over for possible closing costs and for miscellaneous up keeping once you move in.

2) Meet with a lender and ask to get a FREE credit report. You need to find out what your credit is so you know what kind of loans you may qualify for. Once you meet with a lender, you will get pre-qualified for a home. This means that you are qualified to be able to be pre-approved to purchase a home. An experienced Realtor should be able to give you at least two referrals of loan officers.

3) Once you know how much home you can afford, ask your Realtor® if you can buy a condominium or a single family home and in what areas you will be able to buy your home.

4) Make a list on what features in a home are important for you. Do you want 2 bedroom 2 Bath home or a 3 Bedroom 1 Bath home? Will it be a two-story home? Do you want hardwood floors or carpet? There are many other features to list but these can at least give you a head start.

5) Think Big Picture! Know why you are buying. Are you looking to buy any home just to get your foot in the door and eventually planning to upgrade? Or are you planning to live in the home for a long time? Are you looking to invest in Real Estate down the road?

There are many other questions to ask before you buy a home. I listed just a few to get you started with your game plan and help you eliminate some of the fears. There are more homes to choose from, home prices continue to go lower in some neighborhoods, homes are staying on the market longer, sellers are more willing to negotiate and interest rates are still low! Often times when deciding to make a home purchase there are those things that you must have and those that would be nice to have. Depending on your needs, the cost of your new home will greatly depend on your needs vs. your wants. For example, lets consider a single family with two children. Your needs may demand that you buy a home with 2 bedrooms, 1.5 baths, and a minimum of 1,200 square feet. This scenario would require the children to share a bedroom but the over all size of the home gives you more comfortable living space. At a minimum this is what you require to make a home purchase. Comparing this to your wants may look something like, 3 bedrooms, 1.5 baths and 1,400 square feet. The difference in the size of the home will affect the price of the home by thousands of dollars and make the difference between staying in the home your currently reside, renting, or buying a smaller home. Knowing your needs up front can greatly reduce the amount of homes you preview and utilize your time more efficiently.

In determining what your needs are in a new home you should first know how much you can afford for a new home. If you are on a tight budget your needs may be all that is met when buying a new home. If you have more disposable income to put towards a monthly mortgage payment you can buy a home that has additional amenities that meet both your needs and wants. When preparing to purchase a home make a list of all the things you need for you and your family. Consider the number of bedrooms, baths, garage size, square footage of the home, age of the home, overall condition of the home, lot size, price, specific area of town, and anything else that you feel is critical to have in a home. Use this criterion to find homes in your area that meet your expectations. It will save you time and money in the end by knowing exactly what you need.
